SignatureGlobal (India) IPO Company Details
SignatureGlobal is the largest real estate development company in the National Capital Region of Delhi focussed on affordable and mid segment housing in terms of units supplied (in the below Rs 8 million price category) between 2019 and 2021 with a market share of 19%.
It commenced operations in 2014 through its Subsidiary, Signature Builders Private Limited, with the launch of its Solera project on 6.13 acres of land in Gurugram, Haryana. It has grown its operations over the years and in less than a decade, and as of March 31, 2022, it had sold 23,453 residential and commercial units, all within the Delhi NCR region, with an aggregate Saleable Area of 14.59 million square feet. Its Sales (net of cancellation) have grown at a compounded annual growth rate
of 142.62%, from Rs 4,400.10 million in Fiscal 2020 to Rs 25,900.38 million in Fiscal 2022. As of March 31, 2022, it has sold 21,478 residential units with an average selling price of Rs 2.81 million per unit.
SignatureGlobal has strategically focused on GoI and state government policies supporting affordable housing, specifically the Affordable Housing Policy, 2013 notified by the Town and Country Planning Department, Government of Haryana and the Affordable Plotted Housing Policy or the Deen Dayal Jan Awas Yojana. Most of its Completed Projects, Ongoing Projects and Forthcoming Projects are located in Gurugram and Sohna in Haryana, with 84.58% of its Saleable Area located in this region,
and almost all of its projects have been, or are being, undertaken under the AHP or the DDJAY – APHP. In terms of sales in Gurugram, it had a market share of 40% in the affordable and mid segment, and a market share of 29% in all budget categories, in the period from 2019 to 2021.
As of March 31, 2022, it was the largest real estate developer under the AHP in the Gurugram and Sohna region, with a market share of 23% in terms of total supply of units in the period from 2019 to 2021.
It provides “value homes” with attractive designs and amenities. Its projects under the AHP, typically priced below Rs 3.00 million per unit, includes amenities such as recreational areas, gardens, open spaces and community halls.
As of March 31, 2022, it had completed an aggregate Developable Area of 4.08 million square feet in its Completed Projects and an additional 0.55 million square feet in its Ongoing Projects, comprising 6,282 residential units and 566 commercial units, for which it has received occupation certificates.

Objects of the IPO

2. Infusion of funds in certain of its Subsidiaries, namely Signatureglobal Homes, Signature Infrabuild, Signatureglobal Developers and Sternal Buildcon for re-payment or pre-payment, in full or in part, of certain borrowings availed by its Subsidiaries; and
3. Inorganic growth through land acquisitions and general corporate purposes.
